We Know PCS'ing

PCS moves can be challenging and stressful, and they’re also a great opportunity to build wealth through real estate. Whether you’re buying, selling, or investing, we'll guide you every step of the way.

The PCS Process

The Permanent Change of Station (PCS) process involves relocating an active-duty service member and their family to a new duty station. It begins when the service member receives official PCS orders outlining their new assignment and reporting date. Shortly after, they must attend a PCS briefing, which provides essential information about entitlements, allowances, and moving options.

One of the first major decisions is choosing a moving method. Service members can opt for a government-arranged move, where the military contracts movers through a Transportation Service Provider, or a Personally Procured Move (PPM)—previously known as a Do-It-Yourself (DITY) move—where they handle the move themselves for potential reimbursement. A combination of both options is also possible. If selecting a government move, scheduling pack-out and pickup dates through the Defense Personal Property System (DPS) is necessary.

Securing housing at the new duty station is another key step, whether through on-base housing or off-base rentals or purchases. Meanwhile, service members must also manage necessary paperwork and finances, including travel allowances, per diem, and Temporary Lodging Expense (TLE) claims.

Once all arrangements are in place, the move to the new duty station begins. Whether traveling by personal vehicle or government-provided transportation, the service member and their family make their way to the new location. Upon arrival, they must check in and complete in-processing, which includes reporting to their new command and handling additional administrative requirements.
